Two-thirds of REALTORS in Texas reported that most sellers they worked with in 2024 had a moderate understanding of the real estate market, according to the inaugural Texas Homeselling Experience Report released by Texas REALTORS.
The report provides insights into members' experiences with seller-clients. It found that 20% of REALTORS dealt with sellers who had little to no knowledge about market activity or price trends, while 12% said their clients were well-informed about sales activity and prices.
"Our members have a unique perspective on the homeselling process," stated Christy Gessler, Chairman of Texas REALTORS. "Their close interaction with sellers gives them great insight into what is working, where the challenges lie, and what is important to homesellers in Texas today. It's clear that sellers can benefit from the knowledge and experience Texas REALTORS bring to the selling experience."
The report also highlighted the impact of remodeling on home sales. Slightly more than half of REALTORS indicated that renovations made properties easier to market, but 11% reported instances where remodeling hindered sales. While 20% noted that some remodels increased sales prices beyond project costs, 26% encountered cases where renovation expenses exceeded any increase in selling price.
Most sellers heeded REALTOR recommendations on repairs and staging. Sixty-eight percent said clients made recommended repairs before listing their homes, and 59% followed specific staging advice.
Timing emerged as a significant concern for sellers. Fifty-six percent of REALTORS reported clients worried about selling their home in time to meet their moving schedule. Additionally, over a third (36%) expressed concerns about coordinating their sale with purchasing a new home, while 25% feared potential issues between contract signing and closing.
Market analysis often outperformed sellers' intuition regarding property value. Almost three-quarters (74%) of REALTORS worked with clients who believed their properties were worth at least 10% more than market analysis suggested; however, only 7% saw homes sell within that higher price range.
"Pricing your home right for the market is key," said Gessler, "but that's just one of many factors required for a successful sale. That makes it essential for clients to rely on the expert guidance and advice of a Texas REALTOR."
