Historic hotel transformed into affordable housing by TDHCA

The Texas Department of Housing and Community Affairs (TDHCA) recently highlighted the successful transformation of The Lofts at the Grim in Texarkana. The project, located on State Line Avenue, involved converting a deteriorating historic hotel into affordable housing for working families.

Brian Hall, project manager for The Lofts, acknowledged the challenges faced during the renovation process but credited local support for its completion. "It brought us some challenges for sure, but the City of Texarkana and David Orr (city manager) played a big role in getting this project done," said Hall. He emphasized the significance of preserving the building while providing affordable living options.

Originally opened as Hotel Grim in 1925, The Lofts now feature 93 studio, one-bedroom, and two-bedroom apartments. Some units retain original architectural elements such as scroll plasterwork and floor-to-ceiling windows. Hall mentioned that Craig Wilkerson played a crucial role in restoring these decorative features: "We worked with a master at plasterwork, Craig Wilkerson, to reproduce any of the decorative features that were damaged or missing."

Efforts were made to maintain historical aspects like lighting fixtures and marble flooring while introducing modern amenities including a gym and laundry facilities on each floor. Additionally, the Palm Room was renovated to host city or private events.

The TDHCA supported this redevelopment through its 4% Housing Tax Credit Program by providing $1 million in tax credits over ten years. This initiative contributed significantly to funding renovations for the 93-unit property.
